Karis Acquisitions proposed data center use on approximately 132.5 acres between Gurler Road and I-88, east of Peace Road. DeKalb’s July 2024 amendment adds data centers to an earlier industrial development agreement.

The amendment allows up to two million square feet, subject to preliminary and final development-plan approval. It sets water-capacity deadlines and a 20-year electricity-tax arrangement.

What’s included

Water

The city reserves capacity for 817,000 gallons a day at the owner’s expense. It need not keep that reservation if the developer misses the June 2027 site-work and June 2028 first-phase building-permit deadlines.

The developer may have to extend the sanitary sewer at its expense and pay approximately $617,667.50 plus interest for an earlier extension. A recapture agreement can recover a proportionate share from later users.
